What are the major milestones for Aptera to start production? ie Regulatory/government approval, A factory to produce them, funding, etc? I guess what I'm asking is what are the high-level barriers to start getting these out? Is it realistic to hope my get my Aptera pre-order in 2022?

Good update on engineering from Alpha to Beta version of the vehicle. Nothing on detailed tasks/project plan to get there (Production at year end 2021) from here. Like the emphasis on using "Available" parts vs. designing and manufacturing something "Custom"
July 16 update!
There is an "Official" schedule (SEC filing) on the site. All of us should be familiar with that filing as it summarizes all things relative to getting to production. This is very high level. I am sure there is a more detailed project plan the development organization uses to schedule their work.
Based on the many tasks left to get to production, the size of the staff, and funding available I HOPE they are not working on anything else concurrently. The MOST IMPORTANT thing for Aptera is to get a production vehicle in the market place. Any thoughts of follow on vehicles will not be viable without steady state production and sales of the current version of the Aptera
They are looking for a long term production facility for steady state production. It will not be done at the HQ Location. Having funding to acquire such a facility also depends on successful initial production and sales of the current vehicle
I believe they are putting only token effort into the sedan version, so they can appear farsighted to investors. I believe they are putting all their real efforts into bringing the three-wheel model to production.
Yes, I did see that same video of Chris holding a model in his hand, but what I referred to is posted here. Granted, the roadster and the sedan may very well have been taken of the model in Chris' hand, but those 2 models simply looked more complete than the crossover, truck and semi to the right. Let me know what you think and yes, it appears they are already a year behind this projection from early in 2020.
If they are not at the developing stage, I think at the very least, Sandy Munro has suggested sharing as many parts as possible from the roadster to the sedan, the cross-over, the truck, etc., so as to make it as economically feasible as possible.
Very good answer, but I wonder if their focus is strictly on the roadster or are they (albeit secretly) also developing the next model, the sedan? Based on the investor -provided timeline, it appears the sedan has at least one alpha model, because it appears as a picture, not a sketch. I hope they are, as it would indicate they have enough employees to multitask.
They have the factory space now. Funding is important. Since the last round was over subscribed by over 6 times, I think that this round will get sufficient funding to get them to production. Regulatory approvals are needed but Aptera knows the process and they will come in due course. They still have one more alpha model to complete, beta models to build and do edge case testing, then build a dozen or so gamma models that can be shown to customers, reviewers, and the press, The final step will be to build production intent vehicles, crash test them and publish the results. They are still on track for this to happen before the end of this year. Covid caused parts shortages are still a big question mark. I think this is likely to ease by the time they are ready for production. This means Paradigm models will start shipping in early 2022. My guess is that they will be able to deliver around 6000 Apteras by the end of next year, and be producing at a rate of 10,000 per year by the end of the year.
